Booking the cottage & terms and conditions.

These booking conditions contain important information and set out contractual terms and conditions which apply to the booking you make of Windfall Cottage. These booking conditions include some exclusions and limitations of liability and it is therefore important that you read them carefully.

Payment of a deposit or full amount, will be deemed to be an acceptance of these conditions.

 

Checking availability: In the first instance please check the availability page on this web site. This web site is kept up to date with new bookings - but do feel free to email / telephone to confirm the availability.

How to enquire or to book: Contact is preferred through email - but do not hesitate to telephone us if this is more convenient for you.

Please include the following information:

Your name and telephone number (+ postal address if this is a firm booking).

Brief details of your group - number of adults and children - and if you would like to bring a dog.

Dates you would like to book.

Whether this is an enquiry or a firm booking.

 

When you know that you would like to book the cottage - please let us know your firm intent as soon as possible to avoid disappointment.

We can provisionally hold a firm request to book the cottage for 1 week to allow a deposit to reach us.

We reserve the right to refuse a hire booking if and when we feel this is appropriate. 

Payments: A bank transfer is preferred, or a cheque. International payments can be handled. The booker shall be responsible for paying all international bank transfer charges incurred by both parties.

Deposit: Once we have discussed suitable dates, a provisional booking will only be confirmed on receipt of a deposit of 20% of the full rental value. The deposit must be received by us within 7 days of any email or telephone call to confirm the booking otherwise the booking will be cancelled.

Balance payment: The balance and separate damage bond cheque (see below) is required a minimum of 6 weeks before the start of your holiday, without further demand. If we do not receive these 6 weeks before we may, at our discretion, seek to re-let the cottage.

Cancellations: Should you wish to cancel the booking after a deposit and/or balance has been paid, please contact us and we will make every effort to re-let that period. If successful - we will promptly return the deposit and/or balance to you. Should we be unable to re-let, the deposit and/or balance will not be returned. We recommend that you take out travel insurance suitable for UK holidays prior to booking.

Damage / security bond: A separate security deposit must be sent when the full balance is due. We will request this via bank transfer.

Damage / security bond payment will be promptly returned via bank transfer after your stay - assuming no problems, the full balance has been settled and that the cottage has been left clean and as you found it. If extra cleaning / repairs are required (outside of reasonable wear and tear) or other monies are owed then the security bond will be used to make good and any balance returned to the letter.

If you are bringing dogs - please ensure they stay off soft furnishings and that they are not allowed upstairs - the minimum professional cleaning charge if this is not observed is around £80.

Arrival & departure: The cottage is available from 16:00 on a Friday through to 10:00 on the following Friday (weekly); 16:00 Friday to 10:00 Monday (weekends) and 16:00 Monday to 10:00 Friday (midweek). We ask that you observe these times to allow our housekeeper to prepare the cottage for the next guests.

Cleaning: You should find the cottage clean and tidy upon your arrival. The booking is taken on the basis that you leave it in the same condition that you find it. Although we employ a professional housekeeper to prepare the cottage for the next guests, if we have to carry out extra cleaning, repairs or replacement to damaged contents of the the cottage then this will be deducted from your damage / security bond. Please let us know within 24 hours of your arrival if you are not satisfied with the condition you find the cottage in.

For two week bookings, we provide fresh linen at the end of the first week (subject to you stripping beds by 10:00 on the Friday) but do not provide a mid-stay cleaning service.

Breakages - we understand that these will inevitably happen. Please do not worry about breakages to single plates / cups / glasses etc. BUT please let us know so that we can replace them from a small stock of spares in time for the next guests. We may ask you to pay for replacement of multiple or larger items. If any appliances or facilities in the cottage are not working - we really appreciate being told at your earliest opportunity so that we can arrange speedy repair

What is included: The charge for the cottage includes: bed linen for up to 8 people (2 double, 4 single beds), electricity and hot water, an initial supply of logs for the burner. For rentals longer than 1 week, the bed linen will be changed after the first week. Broadband internet is free to our guests but availability and service level is subject to that provided by our internet service provider.

What is not included: We have tried to provide all that you will need to make your stay comfortable - but please note that towels are not provided. Bedding for the infant's cot is not provided.

Electric Vehicle Charging: We do not have a charger point on site yet. Our electrical facility is not specified or certified for EV charging - and we are specifically not insured against attempting to charge from a 13A socket. We strictly prohibit any attempt to charge from our sockets.

Small Children: Please let us know at the time of booking if you need the high-chair or stair-guard for smaller children. Please note there are 3 stair cases in the cottage, two of them are steep. We provide one stair guard. If you need more - please make arrangements to bring sufficient with you.

Dogs: Up to 2 well-behaved dogs are most welcome on the strict conditions that 1) they are not allowed on the soft furnishings 2) that they stay downstairs (a stair gate is provided). A £15 charge is made for each dog. If extra cleaning is required upon your departure - specifically dog hairs have been left upstairs or on the soft furnishings, or dog mess is left in the garden - this will be deducted from your security deposit - this is typically £80 to £100 for professional cleaning services that we arrange to ensure the cottage is clean for the next guests.

We ask that you do not leave your dog(s) alone in the house. We recommend you keep your dog on a lead at all times outside of the cottage as this is a rural area with livestock in the surrounding fields and occasionally on the roads.

Restrictions: Sorry - no bookings for stag or hen parties or from groups where the average adult age is 25 or under. We reserve the right to refuse any booking

Subletting: The client may in no circumstance re-let or sublet the property, even free of charge.

 

Force Majeure. We do not accept liability or responsibility for any alterations, delay or cancellation or any other loss or damage caused by war, civil strife, terrorist action, industrial disputes, fire, sickness, adverse weather, epidemics, pandemics, acts of any government, or public authority, changes imposed by re-scheduling of airlines, loss of broadband internet or any event outside our control.

Smoking: The cottage is a no smoking area.

Complaints: Your enjoyment and satisfaction of your stay in Windfall is important to us. Please let us know within 24 hours of your arrival if you are not satisfied with the condition you find the cottage in (or anything else amiss) and we will do everything we can to resolve this. It becomes increasingly difficult to resolve problems and frustrating for both parties if deficiencies are raised to us late in, or after, your stay.

We will use best endeavors to fix any defective domestic appliances or other equipment/contents as soon as possible, the leasee acknowledges that due to the limited period of hire, it may not be possible to repair such items during the period of hire

If you have any particular or exacting expectations for your stay - please contact us prior to making a booking

Whilst we have made best endeavors to ensure accuracy of all information supplied and details of the Property is given in good faith, no warranty is given as to their accuracy and he does not accept responsibility or liability for any loss or damage resulting from information given or statements made whether orally or in writing.
